Being self-employed changes the financing conversation. Your business may have strong revenue while the income available for mortgage qualification looks different. A useful first step is to explain how you earn, how your business is structured, and what has changed recently.

Revenue, deposits and qualifying income are different

For loans following Fannie Mae’s rules, lenders analyze the stability and continuity of self-employment income. Business receipts alone do not establish the income available to support a personal mortgage. Ownership, distributions and the health of the business can affect that review. Requirements depend on the loan program; a rule for one program should not be treated as a promise for every option. See Fannie Mae’s self-employment guidance.

What documents should I prepare?

Ask for a checklist tailored to your ownership structure and intended financing. Your conversation may cover:

This is a preparation list, not a universal documentation requirement. Ask which records, periods and formats are needed before gathering or sending sensitive documents.

How much business history is needed?

Fannie Mae generally looks for a two-year earnings history, with exceptions subject to specific conditions. That does not make two years of tax returns the answer for every borrower or loan. Discuss your actual history, previous related work and available records before deciding whether to proceed or wait.

Can business funds pay for my purchase?

Explain early if the down payment or closing funds would come from business accounts. Under Fannie Mae’s guidance, using business assets can require analysis of the effect on business cash flow. Ask what documentation is needed and discuss your own operating-cash needs before moving funds.

Ask about options without assuming availability

If your tax returns do not tell the whole story, ask Morganne whether any currently available alternative-documentation options deserve a closer look. A bank-statement program should not be assumed to be available or to eliminate income review. Request the actual eligibility, documentation, pricing and cost details for any option presented.

Plan around the purchase you want

For an Arizona home search, bring your target budget, timeline and preferred communities to the conversation. If the amount borrowed may be above the conforming limit, also read the jumbo purchase guide. Before an offer, ask what changes in business income, debt or account balances should be reported to your lender.
