LOAN OPTIONS

VA home loans

Your VA home loan benefit can help you take the next step toward a home of your own. Whether you’re buying for the first time, relocating, or looking for a home that fits your next chapter, I’m here to help you understand your options and get started.

You don’t need to know all the rules or have your paperwork ready before reaching out. We can start with a conversation about you, your plans, and where you’d like to call home.

Understanding your VA home loan benefit

Your COE confirms your eligibility for the VA home loan benefit and provides information about your available entitlement. I’ll help you understand what it means for your purchase, so you don’t have to sort through it on your own.

Not sure whether you have a VA Certificate of Eligibility, or COE? I can check for you. If you need to apply for one, I can help you with that, too.

Buy a home with up to 100% financing

One of the biggest advantages of a VA loan is the opportunity to buy a home without a down payment. For eligible buyers, up to 100% financing means you may be able to move forward without spending years saving for a traditional down payment.

VA loans also have no monthly private mortgage insurance, which can make a meaningful difference in your monthly payment and leave more room for the things that make a new house feel like home.

I’ll walk you through your financing options, estimated payment, and closing costs so you can see how everything fits together. If a VA funding fee applies, we’ll discuss that as well, including whether you qualify for an exemption.

Already used your VA benefit? You may be able to use it again.

Your VA benefit isn’t necessarily a one-time opportunity. If you’ve purchased with a VA loan before, I can review your COE and help you understand your options for another home.

Whether you’ve sold your previous home or still have a VA loan, we can look at your available entitlement and talk through what comes next.

Guidance that starts with your plans

Maybe you know exactly where you want to buy. Maybe you’re still deciding between communities or figuring out your timeline. Either way, our conversation starts with what matters to you.

We’ll talk about the payment you’re comfortable with, the funds you’d like to keep available, and what you want from your next home. From there, I’ll explain your financing options and help you prepare for the next step.

As you move forward, you’ll have someone to turn to for questions, updates, and help understanding what comes next.

Let’s talk about your next home

Have questions about your VA benefit or wondering where to begin? I’d love to hear what you have in mind.
